Alan helped us purchase our M Street home almost 3 years ago to the day.  We had an excellent buying experience with him so we wanted to talk with him about selling our beautiful home.  We are busy 1st-time parents so we had a lot on our mind and not sure what to do.

We had some concerns as I’m sure everyone does.  My wife’s was how to make our home “show ready” and allow showings around our newborn baby.  Mine was to avoid being an “overly greedy” seller yet still get top dollar.  As a former real estate agent and investor I knew that overpricing a home was the “kiss of death”.  I’ve seen a home stay on the market days or weeks longer than average and get stale.  Then after all that time, it would sell for much less than if it had been priced right from the beginning or worse not sell and expire off the market.

I was skeptical when Alan told us what he thought our home’s selling range was. Even in this hot market, it was $1000’s higher than we had expected.  But he discussed the general market trends and then specifically what was happening in our neighborhood.  He showed us the market data with photos of the homes currently on the market and those that had sold.

He outlined his Strategic Listing Plan.  He discussed the typical passive marketing most agents do and how he uses proactive marketing to help boost our home’s exposure.

Then he made specific recommendations about getting our home “show ready” that included a stager and repairs.  He explained how this would help our home sell faster and for top market value.  We followed his advice and completed the checklist he gave us.

We were so pleased we chose Alan and listened to his professional advice.

What stood out to us was not only Alan’s Strategic Listing Plan but that his network identified a potential buyer before our house ever went on the market.  Amazingly when that contract fell through on Thursday Alan didn’t sit back and wait he had another contract in hand by Saturday morning.

I have to say with my background I knew what to expect but it was my wife’s 1st time to sell.   Alan knew how to make us comfortable individually yet as a couple.

His experience and market knowledge are outstanding.
